By eliminating the traditional car network found in most housing developments, the focus shifts to connecting with the site, offering more space for amenities and fostering a sense of community within the landscape.

Deeply integrated with its bayside context, the architecture of Maritima is defined by layered forms crafted from materials that echo the tonal qualities of the nearby beach. This thoughtful composition creates a harmonious relationship between the built environment and the landscape, establishing a calming urban retreat focused on the human experience and a strong sense of place.

The residences are carefully crafted with the amenities and intimacy of a standalone home. A private garage within the basement level, along with a gym, cinema room, kitchen scullery, generous master suite and high-end finishes all reinforce this sense of a bespoke house.

Within each residence the interior spaces are crafted to complement the architecture, with a contemporary design approach and a neutral finishes palette.  Materials include light oak timber flooring, muted grey natural stone kitchen, metal detailing, textured porcelain tiles and brushed nickel fixtures throughout. This restrained material expression provides a versatile backdrop for residents to personalise their spaces.

Views from the internal spaces to the surrounding landscape are enhanced due to the traditional car network being located below ground, offering a greater sense of connection with the environment. The increased extent of green spaces in lieu of roadways and parked cars also improves the walkability of the site and contributes to a more resort-like atmosphere.

Maritima Clubhouse

An existing heritage house will be sensitively adapted into a central clubhouse that anchors the entire site. The clubhouse will serve as a social and recreational hub for residents and guests, offering a diverse range of shared amenities. These include a large outdoor swimming pool, a comprehensive wellness suite with spa, sauna, and hot and cold plunge pools, a fully equipped gym and yoga studio, a communal kitchen and dining room, a shared lounge, and landscaped lawn areas for outdoor gathering and relaxation.

By placing the communal amenities at the heart of the development, the design fosters a sense of connection, where each home contributes to a larger community rather than existing in isolation.

A design language that balances transparency with solidity runs throughout the development, creating a cohesive and simple aesthetic that promotes a greater sense of place and retreat.

Maritima Clubhouse

Carr has been an exceptional partner in shaping the vision for Maritima Brighton. From the earliest stages of the project, their team approached the site with both creativity and sensitivity, recognising the importance of the heritage Maritima House and the opportunity to place wellbeing at the centre of the community.

Together we developed a masterplan where the restored heritage mansion becomes the social and wellness heart of the neighbourhood, surrounded by thoughtfully designed homes, landscaped gardens and shared spaces.
